Property Spotlight: 10 Acres at Salt Creek Near Orla, Texas

If you want space, quiet and a whole lot of sky, this one is worth a look.
It's 10 acres of high desert at Salt Creek in northeast Culberson County, West Texas, about 12 miles southwest of Orla. Let me tell you what it is, what it isn't, and who I think it's a good fit for.
The big picture
This is wide open West Texas. High desert, big views in every direction, and some of the darkest night skies in Texas. Out here, the stars are the main show at night.
Ten acres is a lot of room. If you want to picture it, it's close to eight football fields. I wrote about how to picture land sizes in How Big Is an Acre, Really?
What you can do with it
There are no restrictions and no HOA. That means no association telling you what you can and can't do. RVs and camping are allowed.
Here's what I see people doing with land like this.
- A cabin. Build a small place to get away.
- A weekend basecamp. Bring the RV or a tent, and come out when you can.
- A long term hold. Taxes are under $20 a year, so it's cheap to keep.
You'll still want to call the county about permits for things like septic or building. No restrictions on the deed doesn't mean no county rules. I explained that more in Restricted vs. Unrestricted Land.
The honest downsides
I want you to know what you're getting.
There are no utilities. No power, no water line, no sewer. So you'd plan on these.
- Power. Solar or wind.
- Water. Haul it in or drill a well.
- Sewer. A septic system if you build.
- Gas. Propane.
It's also remote. That's the point for a lot of people, but it means you'll want to plan your trips, bring what you need, and think about the drive.
If you want city utilities and a grocery store around the corner, this isn't the lot for you. If you want quiet, space and sky, keep reading.
Planning your setup
If you're new to off grid, don't let it scare you. You don't have to do everything at once.
A lot of people start simple. Camp out for a weekend with water jugs and a portable power station. Figure out where you like to sit and watch the sunset. Then decide on the bigger stuff later.

Price and terms
It's $11,996 cash, or $399 down plus the $249 doc fee, then $201 a month for 60 months.
There's no application and no credit check. If you can afford the down payment, we finance you. Once the down payment clears, we email the documents to sign electronically and set up automatic payments. The whole thing usually takes about two weeks. Your first payment is due in 30 days, and once it's in, you can start using the land. When it's paid off, we record a Warranty Deed in your name.
If you'd rather pay cash, $249 reserves it and the balance is due within 14 days.
There's also our money back guarantee. On a terms sale you have 60 days after closing, and on a paid in full sale you have 4 days. If you're not happy, call us. As long as the loan is in good standing, we'll swap you to a parcel you like better or refund your note payments and take back the deed.

See it for yourself
The listing has a free property map with the corner GPS coordinates, the side lengths and one tap driving directions. It's made to the best of our ability, but it's not a survey, and I highly recommend getting one.
If you want to go see it, I'll send you the maps, GPS coordinates and directions.
